Quite often, both experienced and potential developers will come to us with sketch or conceptual plans so that we can provide them with a project feasibility budget price. Although estimates at this stage are rough, they are an excellent tool for determining whether or not the land development costs for a project will fit into the developer’s budget.

As your project progresses through the design and various approval stages, we will keep you abreast of how the required revisions will affect the projected land development costs. An advantage of having a site contractor involved in your project from this early on is that we can make value engineering suggestions to you and your design engineer during the approval process rather than after a project is approved, which often leads to delays. Time and again these value engineering suggestions save project owners time & money!

Upon final approval of your project plans, we will provide you with a firm quotation for the proposed land development costs. This stage is very important, because more often than not our customers tell us that they have a hard time making an “apples to apples” comparison of the various items involved in the total project cost. This stage can financially make or break your project as signing a contract based on a proposal that has a low bottom line often leads to disaster. We stress to every client that they need to be very diligent in making sure that the contractor they choose has all of the necessary costs covered. A large price increase because of an item omitted from a contract can turn a “home run” project into a “no hitter” very quickly.

Once you have decided to procure our services, we will forward contracts to you and get the construction ball rolling. Barwis Construction LLC will now handle any required material submittals, as well as act as a liaison between you & the appropriate inspecting agencies. This is where we take a lot of burden off of project owners as we are not afraid to do the necessary leg work to keep your project rolling and on-schedule. It is also at this stage that you will be introduced to the Field Superintendent/ Foreman that will be overseeing the daily construction on your job. Questions or concerns about daily on-site operations may be addressed directly to these field managers, or with the estimator/project manager that you began the job with.

During the construction phase you may want to be very involved and appear on-site every day or you may wish to move on to other projects and allow us to do what you hired us for. We have worked with both types of clients and everything in between, and you can rest assured that, regardless of how much time you actually spend on the job, your project is running smoothly, safely, & efficiently when you hire Barwis Construction LLC.
